Things To Know About This Calculator

Yield calculations are based on the property price and rental income you provide. Gross yield shows your return before costs; net yield deducts running expenses to show what you actually keep.

Stamp Duty Land Tax (SDLT) is calculated at additional property rates, which include a 3% surcharge. If you select non-UK resident, a further 2% surcharge is applied. Rates are based on current HMRC thresholds and may change.

Results Assumptions

Maintenance costs default to 10% of rental income as a general allowance.

The interest rate you enter remains the same for the calculation. In reality, rates will vary over your mortgage term.

Void periods are estimated at 4 weeks per year unless you specify otherwise.

Management fees default to 10% of rental income if using a letting agent.

Mortgage payments are calculated on an interest-only basis, which is standard for buy-to-let investments.

Loan-to-value (LTV)

Assumptions based on your deposit. Most buy-to-let mortgages require a minimum 25% deposit, with better rates typically available at 40% LTV.

Service charge estimates

For apartment investments. Actual charges vary by development and should be confirmed before purchase.

Ground Rent

Where applicable. Note that ground rent on new leases is now capped at a peppercorn (zero) under the Leasehold Reform Act 2022.
